How many concrete blocks per square metre? A UAE wall estimating guide
How to work out blocks per square metre in the UAE before you order: coverage for the standard 400x200 block, mortar joints, wastage, and block wall cost per m2.
The call we get most is not about grade or size. It is a foreman on day three of a boundary wall who has run out of block with two courses to go, and the yard cannot deliver again until tomorrow. The wall stops, the crew stands idle, and when the top-up pallet finally lands it is a slightly different shade of grey to the first batch.
Almost all of that comes from a quantity guessed off the top of someone’s head. So here is the practical version: how many blocks a square metre of wall actually takes, what the mortar joint and wastage do to that number, and how to order once and get it right.
How many concrete blocks per square metre?
For the standard UAE block, count about 12.5 blocks per square metre of wall face before you allow for mortar joints. That is the number to start every takeoff from.
It comes straight from the block face. The default masonry unit here is 400 x 200 x 200 mm, sized to Dubai Municipality’s DMS 001 Part 1: 2018 and the same modular family as ASTM C90 and BS EN 771-3. Laid flat, that block shows a face of 400 mm long by 200 mm high — 0.08 square metres. Divide one square metre by 0.08 and you get 12.5 blocks. Clean and repeatable.
Does the mortar joint change the count?
Yes, and it is where most takeoffs quietly go wrong. Every block sits in a bed of mortar, so the space each unit really occupies is bigger than the block itself.
A 10 mm joint is the normal masonry allowance — the same nominal joint BS EN 1996-1-1 (Eurocode 6) works to. Add it to the length and the height and each block now takes up 410 by 210 mm of wall, or about 0.086 square metres. That pulls the working figure down to roughly 11.6 blocks per square metre.
So you have two numbers, and both are right for different jobs:

For ordering, I lean on the 12.5 figure and treat the joint as built-in slack. Buying to 11.6 and hoping the joints all come out at exactly 10 mm is how you end up two courses short.
Do hollow and solid blocks cover differently?
No — and this trips people up. A hollow block and a solid block share the same 400 x 200 mm laid face, so both give you the same 12.5 blocks per square metre. The voids in a hollow unit change the weight and where it belongs in the wall, not how many you need.
The block width works the same way. A 100 mm partition block and a 200 mm structural block cover a square metre of wall face with the same block count; the width only sets how thick the wall is and how much each block weighs — a hollow unit runs around 18 kg, a solid one closer to 34 kg. How much wastage should you add before ordering?
Add a wastage allowance on top of the nominal count, because no wall uses whole blocks all the way round. Breakage in transit, cuts at reveals and returns, and the occasional rejected unit all eat into the pallet.
- Plain wall, few openings — add about 5%. Long straight boundary and compound walls sit here.
- Cut-heavy wall — add up to 10% when there are lots of corners, piers, door and window reveals, or a raking top course.
- Curved or stepped work — closer to 10% and sometimes more, because you are cutting nearly every block on the arc.
The allowance is cheap insurance. At a couple of dirhams a block, 5% on a villa wall is a rounding error against the cost of a half-day stoppage and a second delivery run.
Worked example: a villa boundary wall
Take a 3 m high, 20 m long compound wall with a single 3 m gate opening.

That is the number I would put on the order — one figure, delivered complete, on a crane-offloadable pallet. Round up to the nearest full pallet rather than shaving it, because the yard delivers in pallet lots anyway.
What does a block wall cost per square metre?
On blocks alone, the maths is quick. At roughly AED 2.2 to AED 4.5 per block and about 12.5 blocks per square metre, the material lands at around AED 28 to AED 56 per square metre of wall face. Standard hollow units sit at the bottom of that; higher-grade or solid load-bearing blocks at the top.
That is the block only. Mortar, any vertical reinforcement and grout, and laying labour all stack on top, and the delivery emirate moves the figure — a sequenced drop into Fujairah or Al Ain is not the same logistics as a Dubai yard. The block is still the cheapest thing in the wall, which is exactly why under-ordering it to save a few dirhams never pays.
