The problem is that the shop drawing hasn’t been approved yet, and no factory in the country pours a project unit before the drawing is signed off.

So here’s the practical version: what precast actually takes to get on site in the UAE, why the approval step decides your real lead time, and how far ahead to place the order so the units land the day you’re ready for them.

How long does precast take to get on site in the UAE?

It depends on whether you’re buying a stock item or a made-to-order one. Stock road barriers move in days. Made-to-order chambers and culverts take one to two weeks in the factory, and that’s before the paperwork and the delivery slot.

Read those as production windows, not the whole story. A stock jersey barrier can be on a truck the same week you call. A made-to-order manhole is cast to your drawing, so the clock only starts once the drawing is approved. That approval is the part people underprice on the programme.

Why does the approval step decide your real lead time?

Because a made-to-order unit can’t go into production until the drawing is signed off. The shop drawing has to be approved by the consultant, and for most public work by Dubai Municipality or Abu Dhabi Municipality, before we cut a single bar or set a mould.

We cast chambers to BS EN 1917 and T-walls to BS EN 1992, and the authority reviews the drawing against the project specification before it approves it. That review runs on the consultant’s clock, not ours. On a straightforward chamber it can be a few days. On a deep drainage structure with a heavy cover class and multiple pipe openings, it takes longer, and every revision resets it. The factory can be idle and waiting while a single dimension gets queried. That’s the gap between the production number in the table above and the date the units actually reach your gate.

Stock or made-to-order — which are you actually buying?

Stock items are cast to standard moulds and often held, so lead time is short and predictable. Made-to-order items are cast to your drawings, so each one carries a drawing and an approval before it can be produced.

Jersey barriers, T-walls, and bunker shells are the stock end. You’re choosing height, finish, and quantity from a known product, so we can commit to a date quickly. Manholes and box culverts are the made-to-order end. Depth, cover load class, opening schedule, and reinforcement change on almost every unit, which is exactly why the drawing and the approval exist. Knowing which end your item sits at tells you how much runway to leave before you place the order.

How far ahead should you place the order?

Work backwards from the date you need units on site, then add the approval. For a stock item, one to two weeks is usually enough. For a made-to-order unit that needs authority sign-off, start the shop drawing the day you award the package.

The practical rule we give our regular contractors: the moment a made-to-order package is awarded, get us the drawings so approval starts running in parallel with everything else on site. If you wait until the trench is dug to think about the chamber, you’ve already lost the approval window, and the concrete was never the bottleneck. A stock T-wall run for a site boundary is different. You can leave that later, because there’s no drawing to approve. Match the runway to the product, and you stop paying for standing time on both sides.

What makes a precast order arrive late?

Almost always missing information, not factory capacity. The order that slips is usually the one placed with a gap in it that nobody chased until production was due to start.

  • Incomplete drawings. A chamber with no cover load class or a culvert with no reinforcement note can’t be approved, so it can’t be cast.
  • Late approval start. The single biggest one. Approval that begins the week you need delivery has already made the date impossible.
  • Revisions. Every change to an approved drawing resets the clock. Lock the design before it goes for review.
  • Peak-season concreting. In UAE summer, casting and curing get planned around the heat, so a tight window has less give in it.
  • Large quantities on one mould. A long repeated run is efficient per unit, but the pour schedule stretches the total time. Sequence it with your programme. (The reverse also holds: a very small made-to-order run still carries the full mould setup, so it prices higher per unit.)

None of those are the concrete, which is usually ready to lift long before you’d expect. They’re the information around it. Send a complete package early and the great majority of late deliveries never happen.
