The Quantity Surveyor looks at the BOQ. They see “Precast Concrete Wheel Stoppers.” They look at the market price. Then they check Alibaba or a local plastic importer and see “Rubber/Plastic Wheel Stoppers” for 40% less.
- “It’s just a bumper,” they say.
- “Save the budget,” they say.
Three years later, the Facility Manager is screaming because the parking lot looks like a war zone.
The UV Factor: The Silent Killer
The UAE has some of the highest UV radiation indices in the world. This isn’t Europe or North America. The sun here is aggressive.
Plastic and Rubber (recycled or otherwise) degrade under UV. Chemical bonds break down. The material becomes brittle. The bright yellow safety stripes fade to white or peel off entirely.
Concrete is immune to UV. A piece of concrete left in the sun for 50 years gets harder, not softer.
The “Anchor Bolt” Failure Mode
The failure of plastic stoppers rarely happens in the stopper itself—it happens at the anchor points.
Plastic is flexible. Every time a Land Cruiser or a delivery truck nudges it, the plastic deforms slightly. This constant micro-movement loosens the anchor bolts drilled into the asphalt or slab. Eventually, the bolt shears or rips out of the plastic housing. You’ve seen them—loose stoppers lying sideways in parking bays, becoming trip hazards rather than safety devices.
Concrete is rigid. It doesn’t flex. When installed with proper 16mm dowels and epoxy, it becomes a structural part of the floor. It stops the car; the car does not move the stopper.
The 5-Year Cost Analysis
Let’s do the math on a 100-space car park.
Option A: Plastic/Rubber
- Initial Cost: AED 45 per unit.
- Total Install: AED 4,500.
- Year 2: 20% loose/damaged. Repairs: AED 1,000.
- Year 3: UV fading requires repainting (impossible on rubber) or replacement. 30% replaced. Cost: AED 2,000.
- Year 5: Total failure. Complete replacement required.
- Total 5-Year Cost: AED 12,000+ (plus the headache).

The Verdict
